Job Description:

An employee in this class performs a variety of tasks related to the maintenance and repair of city buildings and other facilities.  Work includes performing various maintenance tasks such as carpentry, painting, electrical, and plumbing repairs to buildings, park equipment, swimming pool and related facilities.  Work is performed under the direction of the Building Maintenance Supervisor and is evaluated by visual inspection of work, periodic meetings, compliance with safety procedures, and overall quantity and quality of work performed.  

ESSENTIAL JOB FUNCTIONS 

  • Performs a variety of maintenance tasks such as applying paint, varnish, stains, enamels to interior and exterior surfaces and fixtures, using power and hand equipment. 
  • Repairs, installs, and replaces plumbing and electrical fixtures, replaces walls, doorknobs, windows, and other structures. 
  • Trouble-shoots problems and performs semi-skilled to skilled carpentry, plumbing, and electrical repairs. 
  • Repairs and replaces bathroom fixtures, light fixtures, receptacles, switches, and roofing materials, etc. 
  • Participates in the construction or repair of small buildings, ramps, and other structures and/or participates in the construction or renovation of rooms. 
  • Maintains flags, flag poles, and flag illuminations 
  • Obtains materials, supplies, tools and equipment using established purchasing procedures. 
  • Maintains Park/playground equipment, park amenities, pools, and fountains. 
  • Assists with festival setup, monitoring and tear down.  
  • Keeps records of work activities. 
  • Conducts safety inspections, repairing deficiencies as found and reports to supervisor. 
  • May be required to work outside normal work hours in an emergency or on-call basis in a variety of weather conditions. 
  • Performs other related job duties as assigned.

QUALIFICATIONS FOR BUILDING MAINTENANCE TECHNICIAN I – Grade 12 - $43,077.05 - $54,319.32

Education and Experience: 

Graduation from high school or GED equivalency, and one (1) year of experience in general maintenance of facilities and buildings; or an equivalent combination of education and experience.   

Special Qualifications:  

Requirement exists at time of hire and as a condition of continued employment. 

  • Possession of a valid NC Class C Driver’s License.  
  • Licensed Aquatic Facilities Technician Certification or Certified Pool Operator (Within one year of hire date) 
  • Forklift Operator Certification (Within one year of hire date) 
  • Crowd Control Certification (Within one year of hire date) 
  • Trench Safety Training (Within one year of hire date) 
  • Chainsaw Certification (Within one year of hire date) 

 

QUALIFICATIONS FOR BUILDING MAINTENANCE TECHNICIAN II – Grade 13 - $45,230.90 - $57,035.29

Education and Experience: 

Graduation from high school or GED equivalency; two (2) years’ experience in general maintenance of facilities and buildings; or an equivalent combination of education and experience.  

Special Qualifications:  

Requirement exists at time of hire and as a condition of continued employment. 

  • Possession of a valid NC Class C Driver’s License.  
  • Licensed Aquatic Facilities Technician Certification or Certified Pool Operator  
  • Forklift Operator Certification  
  • Crowd Control Certification  
  • Trench Safety Training  
  • Chainsaw Certification  
  • Aerial and Scissor List Training (within one year of hire date) 

 

QUALIFICATIONS FOR BUILDING MAINTENANCE TECHNICIAN III – Grade 14 - $47,492.45 - $59,887.05

Education and Experience: 

Graduation from high school or GED equivalency, prefer associates degree or NC trades license, or Building Maintenance Certification from an organization that requires a minimum 50 hours of training and testing to achieve the certification; Four (4) years’ experience in general maintenance of facilities and buildings; or an equivalent combination of education and experience. 

 Special Qualifications:

  • Possession of a valid NC Class C Driver’s License.  
  • Licensed Aquatic Facilities Technician Certification or Certified Pool Operator

Knowledge, Skills, and Abilities: 

  • Considerable knowledge of standard practices, materials, tools, and equipment utilized in carpentry, plumbing, and electrical trades work. 
  • General knowledge of plumbing, carpentry, masonry, HVAC systems, and electrical maintenance and repair techniques.  
  • Considerable knowledge of work hazards and applicable safety precautions associated with assigned area of work. 
  • Some knowledge of city purchasing procedures. 
  • Some knowledge of equipment maintenance and its operation. 
  • Ability to understand and follow oral and written instructions. 
  • Ability to use varied equipment required in performance of duties. 
  • Ability to establish and maintain effective working relationships with other employees, superiors, and the general public. 
  • Ability to keep accurate records using a tablet and/or a computer of materials used, labor and equipment costs in the CityWorks program.  
  • Ability to set appropriate priorities and work productively without close supervision. 
  • Ability to perform manual labor for extended periods.  

 

PHYSICAL DEMANDS 

Work in this class is defined as heavy work requiring physical exertion of in excess of 100 pounds of force occasionally, and/or in excess of 50 pounds of frequently, and/or up to 20 pounds of force constantly to move objects. Employees must perform physical activities such as climbing, balancing, stooping, kneeling, crouching, reaching, walking, standing, pushing, pulling, lifting, grasping, feeling talking, and hearing. Employees must have the visual acuity to visually inspect small defects or parts, operation or inspection of machines and earth moving equipment, use measurement devices, and to determine the neatness and accuracy of work assigned. Employees must have the stamina to work for extended periods, some of which in emergency situations. 

 

WORK ENVIRONMENT 

Work is performed primarily in outside environmental conditions including extreme heat and cold with snow and ice. Employees are subject to noise which may cause the employee to shout in order to be heard above the ambient noise level. Employee is subject to vibration, such as exposure to oscillating movements of the extremities or whole body and is also subject to workplace hazards including proximity to moving mechanical parts or exposure to chemicals, oils, fuels, and potential for blood borne pathogens in raw untreated sewage. Employees are subject to atmospheric conditions due to exposure to fumes, odors, dust and oils.  May work in close quarters, crawl spaces, shafts, manholes, small areas of water lines, and other areas which could cause claustrophobia.
